Q: How long does it typically take Glade to build a home?
A: Approximately 3-6 months. The sales agent will notify you of an expected closing date. Your agent will also notify you if weather conditions delay construction.

Q: How much deposit do we need to buy and when must we provide it?
A: A five percent (5 %) deposit is required at the time of contract and is held in an escrow account by our attorney Jack Tate, Jr. His office is in Hendersonville.

Q: What warranty comes with the home?
A: GLADE HOMES provides a one (1) year warranty on materials and workmanship and a 10-year structural warranty. Appliances have their warranties by the manufacturer. Details are available for review from your agent.

Q: Will Glade customize a home?
A: Yes. Your agent will discuss the details of this.

Q: Are pets allowed?
A: At BEDFORD PLACE every home owner is allowed to have two (2) domesticated household pets; with dogs not to exceed a weight of 40 lbs. each.

Q: Is there an association we must belong to?
A: All Glade projects have a Home Owner’s Association [HOA]. Once approximately 80% of the homes are delivered, the HOA will be turned over to the homeowners. The HOA is responsible for the management and enforcement of the restrictions.

Q: What are the monthly association fees?
A: The association fees vary depending on the type of unit, town homes at Bedford Place are $98 per month.

Q: Is lawn care and maintenance included in our association fees?
A: At BEDFORD PLACE lawn maintenance is included with the association fees. This includes scheduled mowing and leaf clean up

Q: What else does the maintenance fee include?
A. It includes maintenance of common areas, roads, and streetlights.


Q: Are there any amenities?
A: There are entry features and common areas that will belong to the homeowners association. The common areas are designed as passive parks and features, which helps keep the cost of maintenance low.

Q: What is the property Tax rate?
A: The Transylvania County tax rate is .480 cents per $100 of assessed valuation for the year 2004. The City of Brevard tax rate is .495 cents per $100 of assessed valuation for the year 2004


Q: Does GLADE HOMES provide or offer any financing?
A: By working closely with several local lenders, we can make sure you get a competitive rate and excellent service. Glade does not directly offer financing. We can facilitate communication with different Banks for you to choose from.

Q: What is considered standard with each home?
A: Please refer to the specification sheet for this community. Many of the model homes show upgrades that are available for your home such as hardwood floors, cabinets, and appliance upgrades, as well as extended decks, wall paint colors, kitchen and bath fixtures and landscaping.

Q: What utilities does this community have?
A: BEDFORD PLACE has city water, city sewer, cable TV and telephone. DSL is available.

Q: What is the school district for this community?
A: Pisgah Forest Elementary, Brevard Middle School, and Brevard High School. The county has an open enrollment plan and one has the ability to request alternative schools. Additional information can be obtained from the Board of Education, 828-884-6173.

Brevard Academy, a public charter funding school, is also available for grades K-8.

Brevard also has two colleges, they are: Blue Ridge Community College, and Brevard College, a private four-year school, that was founded in 1853.

Q: Where and what is the nearest Hospital?
A: Transylvania Community Hospital is one (1) mile from Bedford Place at 90 Hospital Road.

Q: Where is the nearest Fire Station?
A: Brevard Volunteer Fire Dept. - 151 West Main at the corner of Broad & Morgan, approximately two miles.

Q: Where is the closest grocery?
A: Ingles 1 mile west; Food Lion 1.5 miles west, Bi-Lo 2.5 miles east

Q: Where are the closest Banks?
A: Major banks include, but are not limited to: United Community Bank, First Charter Bank, First Citizens, and Wachovia. There are also several credit unions.
