GENERAL INFORMATION


Q: HOW LONG DOES IT TAKE TO BUILD A GLADE HOME?
A: Anywhere between 3-6 months. The sales agent will notify you of an expected closing date. Your agent will also notify you, if weather conditions delay construction.

Q: HOW MUCH DEPOSIT DO WE NEED TO BUY AND WHEN MUST WE PROVIDE IT?
A: A 5% deposit is required at the time of contract, and is held in escrow by our attorney,
Jack Tate, Jr. His office is in Hendersonville.

Q: WHAT WARRANTIES COME WITH THE HOME?
A: Glade Homes provide a 1(one) year warranty on the home. Appliances have their warranty through the supplier. An additional home warranty is provided for the homebuyer to cover major defects for 10 (ten) years. Details are available for review from your agent.

Q: WILL GLADE HOMES CUSTOMIZE?
A: Yes! Your agent can discuss the details.

Q: ARE PETS ALLOWED:
A: Yes! 2(two) domesticated pets are allowed; dogs being no larger than 40 pounds each. You are responsible for cleaning up after your pets.

Q: IS THERE AN ASSOCIATION WE MUST BELONG TO?
A: All Glade Homes projects have a Homeowner’s Association (HOA). Once 80% of the homes are delivered, the HOA will be turned over to the homeowners. The HOA is responsible for the management, and enforcement of restrictions.

Q: IS LAWN CARE AND MAINTENACE INCLUDED IN OUR ASSOCIATION FEES?
A: Yes! All the lawns will be mowed on a regular basis, but the homeowner’s must maintain their own flower beds, and if any changes to the landscaping are to be made, they must first be pre-approved.

Q: CAN WE FENCE THE YARD?
A: All exterior changes must first be pre-approved by the homeowner’s association.

Q: WHAT OTHER ITEMS ARE RESTRICTED BY THE ASSOCIATION?
A: No FOR SALE/FOR RENT signs without the express written permission of the Homeowner’s Association. Motor homes, trailers, boats, etc. are to be kept in the garage, not in driveways, or common areas, except for repairs. No antennas, except with prior approval of the Homeowner’s Association. No timesharing transient, or hotel uses at any residence. Please read the “Declaration of Covenants and Restrictions” for further clarification.

Q: CAN WE SELECT OUR HOUSE EXTERIOR COLORS?
A: We want to maintain a harmonious appearance, so all colors must first be pre-approved in writing.

Q: WHAT ARE THE MONTHLY ASSOCIATION FEES?
A: The Villa’s are $72 per month, the 2(two) bedroom Condo’s are $99 per month, and the 3(three) bedroom condo’s are $112 per month.

Q: ARE THERE ANY AMENITIES?
A: There are entry features and common areas that will belong to the homeowner’s association. These common areas are designed with passive park features, which help keep the cost of maintenance low.

Q: WHAT IS THE PROPERTY TAX RATE?
A: The tax rate for 2004 is $0.565 per $100 valuation. Example $150,000 home assessed at full value, the taxes would be $847.50 per year. ($150,000/100 x 0.565)

Q: WHAT CITY IS THIS PROJECT IN?
A: Clear Creek Landing is located outside the city limits, but within the 1(one) mile extra territorial jurisdiction of the City of Hendersonville, and are entitled to city amenities, without the city taxes. This, also, qualifies Clear Creek Landing to be covered by FEMA, which entitles you to low cost flood insurance, your agent can assist you.

Q: DOES GLADE HOMES PROVIDE OR OFFER ANY FINANCING?
A: By working closely with several local lenders, we can make sure you get a competitive rate, and excellent service. Glade Homes does not directly offer financing. We can facilitate communication with different mortgage companies and banks.

Q: WHAT IS CONSIDERED STANDARD WITH EACH HOME?
A: Please refer to the specification sheet for this development. Many of the models show upgrades that are available for your home, such as hardwood floors, cabinets, and appliance upgrades. Along with extended decks, wall paint colors, kitchen and bath fixtures and landscaping.

Q: WHAT UTILITIES DOES THIS DEVELOPMENT HAVE?
A: Clear Creek Landing has city water and sewer. Cable and DSL service is provided by Mediacom. Electricity is provided by Duke Power. There are several garbage services available. There are a number of phone service providers, for your convenience.

Q: WHAT IS THE SCHOOL DISTRICT FOR THIS DEVELOPMENT?
A: Clear Creek Elementary, Apple Valley Elementary, Hendersonville Middle School and North Henderson High School.

Q: DOES THIS SITE HAVE RADON?
A: We welcome you to visit websites concerning radon and WNC. Though very few homes have experienced unsafe radon levels, Glade Homes builds with ventilation crawlspaces to reduce the chances of any radon accumulation in your home. As a precautionary measure against radon gas buildup, basement lots have a passive radon system installed.

Q: WHAT ARE THE BUILDING SPECIFICATIONS OF A GLADE HOMES HOME?

Q: WHERE IS THE NEAREST HOSPITAL?
A: Pardee Hospital (828-696-100) is located at 800 North Justice Street, in Hendersonville. Park Ridge Hospital (828-684-8501) is located on Howard Gap Road, in Mountain Home.


Q: WHERE IS THE NEAREST FIRE STATION?
A: Dana Fire Department (828-685-3494) located on Dana Road, off of Four Seasons Boulevard. They are rated as a Class 5 department, which allows you a discount on your homeowner’s insurance. There is a substation of the Mountain Home Fire Department (828-692-8014 or
828-692-8887) located on Howard Gap Road.

Q: WHERE IS THE CLOSEST GROCERY STORE?
A: Ingles is located a few minutes away on the corner of Howard Gap Road, and Route 64E

Q: WHERE ARE THE CLOSEST BANKS?
A: Hendersonville has a number of conveniently located financial institutions.

Q: ANY DISCLOSURES?
A: Yes. We are in a flood plain area, but with it, you have a great creek to sit by and relax, fish, read a book, or just cool off. When each home is completed a registered surveyor certifies/assures that the main floor is a least 2 (two) feet above flood stage. We are located within a few miles of a rock quarry, that blast 2 times each week, between the hours of 11:30AM and 12:00 Noon. We have been informed by the quarry, if you wish, you can provide them with your telephone number, and they will give you a call before blasting.
